Pre-construction consultation

On-site meeting to assess your property's existing conditions in Markham/GTA.

Conceptual Design

Space Planning: Developing 2D floor plans and flow layouts.
3D Visualizations: Photorealistic renderings showing exact materials, lighting, millwork, and finishes.
Material Procurement: Selection of tile, flooring, cabinetry, fixtures, and custom finishes.

Engineering, Permits & Working Drawings

Architectural Package: Drafting precise construction drawings and mechanical schedules.
Structural Engineering: Stamped engineering drawings for load-bearing posts, beams, basement foundation adjustments, or heavy-load garage structural supports.
Permit Submissions: Managing municipal building permit applications with local GTA city halls.

Project Management

Demolition & Structural Work: Executing excavation, drainage (weeping tiles/window wells), framing, and beam installations safely.
Trade Coordination: Overseeing licensed plumbers, electricians, HVAC technicians, and custom carpenters.
Quality Control: Continuous site visits by the principal to ensure exact compliance with design blueprints and Ontario Building Code standards.
